Developers - Are you doing enough?

GOOD PRACTICE BY BARRATTS in 1986 (and possibly earlier) the following excellent maintenance and refurbishment programme was in use at Plas Talgarth and was still, according to Committee Minutes, still being used there in 1990. It is not known whether this programme was in use at any other U.K. resorts. It seems so sensible and straight-forward that one wonders why it was abandoned.

MAINTENANCE

Weekly
Suite cleaning and replacement/topping up of such items as dishcloths, disinfectant, washing-up liquid, kitchen rolls, soap, dishwasher powder, bin liners, lavatory cleaner, toilet rolls, light bulbs as necessary, etc.
Laundry of all linen
Check all equipment functioning correctly.
Check Inventory of unit.
Attend to grounds, paths, etc.

Every three months
Clean all windows and clean out gutters

Every six months
If not on main drainage, remove sludge from sewerage plant.
Lift, grease and inspect all manhole covers.
Inspect roads, paths, drains, etc.
Check on heating units, replacing fixtures as necessary.

Once a year
Service all domestic equipment not covered by maintenance contracts, e.g.ovens, freezers, refrigerators, vacuum cleaners, T.V. etc.
Spring clean unit.
Check fire extinguishers, electrical installations and outside lighting.

Every three to six years.
Have duvets cleaned
Re-polish any furniture as necessary
Redecorate internally and externally


REFURBISHMENT.

Every three months
Replace washing up mops, floor cloths, polishes

Every six months
Replace washing up brush and clock batteries where appropriate

Annually
Replace tea towels, mop head and staff uniforms as necessary

Every three to six years
Replace oven tins, wooden chopping board, plastic bowl, vacuum flask, broom, fridge boxes, egg slicer
Replace duvet covers, sheets, pillow cases, towels, bath mats, table linen, napkins.
Replace kettle, percolator, iron, toaster.

Every ten to fifteen years.
Replace heating elements in hobs and ovens
Replace tea strainer, cheese grater, egg poacher, chip pan, carpet sweeper, dustpan and brush, garbage sack holders, clocks, crockery, fire extinguisher, corkscrew, bread bin, ice bucket, butter dish, strainers and sieves, kitchen roll dispenser, carving dish, etc. etc.
Replace mattresses, pillows and valances, carpet, curtains, dining and three piece suites, patio furniture, hobs, ovens, fridges, freezers, dishwashers, electric fires, etc.
Replace necessary parts to radio, tape, baby alarms, etc.
Replace light fittings, bathroom cabinets, duvets and fire blankets
Replace saucepans, mixing bowls, jugs, cutlery, fruit bowl, toast rack, wine basket, trays, place mats, oil/vinegar set
N.B. A wall chart was kept in the office showing what maintenance/refurbishment had been carried out in each apartment.
